Is a modular home right for you?

Let's start with a clarification. A modular home is built in sections, or modules, in a factory, then transported and assembled on your land. Unlike a traditional build, it's not constructed directly on your block of land.

Some pros of a modular build.

  • Generally built faster than a home built on a block of land.

  • Weather conditions will have less impact on your build.

Things to consider.

  • Some councils or estates may have rules or requirements about modular constructions. Your builder can assist with this.
  • There may be some limitations to modular build options based on block size or access.
  • Transport costs may add to price. Your builder will run through all costs in the process.

  • Q Can I put my modular home anywhere I like?
    A
    At Keystart, you can buy an established home or build your home wherever you like. With a modular home, you’ll need to have titles for the land you’re going to use. You’ll need to also consider what local council requirements are in your desired area. Some modular homes require specific block sizes and locations so you’d need to discuss these requirements with the builder.

    It may be that you are buying a block of land and the modular home together. We can help you with both.
  • Q Can I use this loan for a tiny home or a granny flat?
    A
    To be eligible for our Modular Home Loan, we refer to a modular home as a prefabricated home, created in a factory off site and then transported and fixed to a land site with all your utilities connected. The modular home will need to meet our minimum building requirements and needs to be through our established builders’ list.
  • Q I already have the land, can I still get a modular home loan?
    A
    We have options if you already own land or have a finance on your land. Get in touch and we can run through your options.The same property and income limits that apply to our Low Deposit Home Loan are applicable to the Modular Home Loan.   • Q Do I still have to pay any progress payments to the builder?
    A
    As a customer, the only payments you’ll need to make are monthly construction payments of $400. Keystart will make the progress payments directly to your builder on your behalf. These payments will then be applied to your overall loan with Keystart.
  • Q Can I use another builder other than the ones listed?
    A
    There may be other modular builders available beyond those currently listed on our page. Our list is updated periodically, so you'll need to consider what builder is suitable for your needs.
